Overview
VIP Road is the most contested address in Zirakpur, the stretch that ties the town to Chandigarh, the airport and the Ambala highway. Celestial Tower is Sarayu Construction’s upcoming residential tower on it, at GHB Splande opposite Chimney Heights Resorts.
What is known so far
The project is planned as premium condominiums with large open-air apartments, in a gated setting with wide internal roads. It is early in the cycle, so configurations, sizes, the RERA registration and the price are all still to be announced. We would rather say that plainly than publish numbers that change at launch.
Why register early
On a road where land has all but run out, the first lot in a new tower is usually the cheapest it will ever be, and buyers who register interest early get the choice of floor and facing. Tell us your budget and configuration and we will call you the day the details are released.
What to check before you book Celestial Tower
We do not hold a RERA registration number for this project. Ask the developer for it in writing before you pay a booking amount, and if the answer stays vague, treat that as the answer. This is early-stage inventory. Prices are usually at their lowest now, but so is the paperwork, so see the approvals before you commit and keep the first payment refundable.
Ask for the carpet area next to the super area on the condominiums, configurations at launch you like, because the gap between those two numbers is where most of the surprises sit. Then ask for an all-in cost sheet: base price, parking, club membership, power backup, the maintenance deposit, stamp duty and registration, and GST where it applies.
When you visit, give ten minutes to the things a brochure cannot show. wide internal roads, gated setting and future-ready infrastructure are on the amenity list here, so check whether they are finished and running rather than drawn on a plan. It is worth asking what else Sarayu Construction has delivered in the Tricity, then going to look at one of those buildings. A finished project tells you more about a builder than any brochure. Bring a tape measure and a torch, since both settle arguments a floor plan cannot.
