Zirakpur vs Mohali: Which Should You Choose for Your Home?

Zirakpur sits inside Mohali district, so this is not the contest it looks like. A straight comparison on price, airport access, resale and who each town actually suits.

Nearly every buyer who calls us has already asked this question, usually after a weekend spent driving around both towns. Zirakpur or Mohali. The honest answer starts with something most comparison articles skip: these are not two cities competing with each other. Zirakpur sits inside Mohali district. Once you know that, the real choice becomes much clearer.

Are Zirakpur and Mohali really different places?

Not in the way the question suggests. Zirakpur is a town in Sahibzada Ajit Singh Nagar district, better known as Mohali district, and it falls under the Dera Bassi block. Both Zirakpur and Mohali city sit inside the planning jurisdiction of the Greater Mohali Area Development Authority, which was constituted under the Punjab Regional and Town Planning and Development Act, 1995 to develop Mohali, Banur, Zirakpur, Dera Bassi, Kharar and Mullanpur together.

So when someone says they are choosing between Zirakpur and Mohali, what they usually mean is this: the planned sector grid of Mohali city, or the highway-led town that grew up around the junction a few kilometres east. Both are governed from the same district headquarters. Both are covered by the same authority. They just grew up differently.

That difference in how they grew is the whole story. Mohali city was laid out in sectors, on the Chandigarh model, with roads and services planned before the houses arrived. Zirakpur grew along four national highways, which is why it has the traffic it has and also why it has the connectivity it has. GMADA has since published an approved Zirakpur master plan running to 2031, so the town is being planned now, just later in its life than Mohali was.

Which is cheaper, Zirakpur or Mohali?

Zirakpur, and the gap is wide. Mohali property averaged ₹8,450 per sq ft in the data running to June 2026, up 1.92 per cent quarter on quarter (Square Yards, Mohali property rates). Flats in Zirakpur averaged around ₹6,150 per sq ft over the same period (99acres, Zirakpur property rates and price trends). On a 1,700 sq ft three-bedroom home, that difference is not a rounding error. It is most of a car.

The two figures come from different data providers, so treat the gap as an indication rather than a precise measurement. What it does tell you reliably is the direction and the rough scale. For a given budget, you buy meaningfully more floor area in Zirakpur, or you buy the same area in a better society.

Prices here have not been flat, though. 99acres records Zirakpur flat rates rising 9.8 per cent over the year, 50 per cent over three years and 78.3 per cent over five. Whatever discount Zirakpur carries today, it is a narrower discount than it was five years ago.

Worth saying plainly: past movement is not a forecast. Anyone quoting you a guaranteed appreciation percentage for either town is guessing, and we will not do that here. What the numbers support is a simpler statement. Zirakpur was cheap, it is still cheaper, and it has been closing the gap rather than widening it.

Which one gets you to the airport faster?

Zirakpur, and this surprises people. The road distance from Zirakpur to Shaheed Bhagat Singh International Airport is 13.7 km, against 16 km from Mohali, and both fall when the new link road opens, to 9.6 km and 13.1 km (The Tribune, 19 May 2026). The airport carries Mohali’s name and sits in Mohali district, which is why almost everyone assumes Mohali city must be closer to it.

The road in question is being built by Haryana alone, after Punjab declined to take part, and it runs from the Chandigarh entry point along the edge of the defence land to the new terminal. For anyone who flies often, four kilometres saved at five in the morning is worth more than it looks on a map.

Road work is under way on the Zirakpur side too. The approved Zirakpur to Panchkula PR-7 bypass is a 19.2 km six-lane elevated corridor running from D-Kaithaloon to Parwanoo, costed at about ₹1,878 crore, with completion targeted for December 2027. If it lands anywhere near that date, the through traffic that currently grinds along the Zirakpur junction gets a way around the town.

For everyday commuting the answer flips depending on where you work. Mohali city is better placed for the IT belt around Sectors 66 to 82 and for IT City. Zirakpur is better for Panchkula, for the Ambala and Delhi road, and for anyone heading toward Himachal at the weekend. What are you giving up if you choose Zirakpur?

A fair comparison has to answer this honestly, so here it is. Mohali was planned before it was built, and it shows. Sector roads are wider, the grid is legible, civic services were laid in by GMADA rather than retrofitted, and the older sectors have had decades to settle. Zirakpur grew fast along highways, and in parts of the town that history is visible in narrow approach roads and pressure on drainage.

Zirakpur is also run by its own municipal council, with 31 wards, rather than directly by the development authority. Practically, that means service quality varies more from one pocket to another here than it does across Mohali’s sectors. Two societies a kilometre apart can have genuinely different experiences of water supply and road maintenance, which is why we push every buyer to visit a shortlisted society twice, once on a weekday morning.

The resale market is the other honest gap. Mohali has been trading homes for far longer, so there are more comparable sales to price against and it is usually easier to exit. In Zirakpur the market is younger. That is improving each year, but if you expect to sell within three or four years, Mohali gives you more certainty about what you will get.

None of this is an argument against buying here. It is an argument for buying carefully here, which is a different thing.

So which one suits you?

The pattern we see most often: buyers who want maximum home for the money, who fly regularly, or who commute toward Panchkula and the Ambala side land in Zirakpur. Buyers who work in the IT belt, who want the reassurance of a planned sector, or who may sell within a few years land in Mohali. Both are defensible. Neither is a mistake.

What to check before you buy in either town

The checks are the same on both sides of the district line. Get the RERA registration number and look it up yourself on the Punjab RERA portal, because the registered record holds the sanctioned layout and the committed completion date, and those are what the developer is bound to. A number quoted on a brochure and never registered is worth nothing.

Then ask for the carpet area beside the super area, and ask for an all-in cost sheet rather than a rate per square foot. Parking, club membership, power backup, the maintenance deposit, stamp duty and registration routinely add more than buyers expect. One Zirakpur-specific check: because service quality varies by pocket here, ask the society about water supply in June and about how the internal roads drain in monsoon. Residents answer that honestly. Sales offices tend not to volunteer it.

The short answer

If your budget is the binding constraint, if you fly often, or if you want to move into a finished home this year, Zirakpur is the better buy and the numbers back that up. If you work in the IT belt, want a planned sector, or may need to sell inside a few years, Mohali earns its premium. What you should not do is treat the two as rivals in different leagues. They are neighbours in the same district, under the same authority, priced differently because they grew differently.
