A school they can reach without crossing a highway, somewhere safe for the children to play in the evening, a doctor within reach at two in the morning, and enough room that the lifts and the parking do not become a daily argument. The best societies in Zirakpur for families get most of that right, and they are not always the ones with the longest amenity brochure.
Below are eleven societies in Zirakpur that we think suit families best, each picked for one specific reason. They are split by timing. Six are finished, so you can move in this year. Five are still being built and suit families who can wait a little longer in exchange for a better price or a bigger home. How we picked the best societies in Zirakpur for families
Every society on this list had to clear most of six bars. Plenty of the societies in Zirakpur we track clear a few of them. These eleven clear nearly all of them.
- Possession you can plan around. We say which six are finished and which five are still being built, so you can match the list to your own timeline.
- A safe place to play. A proper children’s play area, parks, or both, inside the gate.
- Security that is staffed. A manned gate and CCTV rather than a painted sign.
- Schools and hospitals within reach. Named here only where we could confirm the institution exists where it is said to.
- Room to breathe. How many homes share the site, which decides how crowded the pool, the lifts and the parking get.
- Family-sized homes. Mostly 3 BHK and larger, with a few options that start at 2 BHK.
That fifth point is the one most buyers skip, and it is the one that shapes daily life most. A beautiful clubhouse shared by 480 families is a different place from the same clubhouse shared by 99. So we worked out homes per acre for the societies in Zirakpur where the developer publishes both figures.
Homes per acre is not the whole story, since a taller tower on the same land can still leave generous open ground, and a big park can make a busier site feel calm. It is, though, a fair first signal of how many children will be in the play area at six in the evening, and how long the queue for the lift will be at nine in the morning.
Finished societies in Zirakpur you can move into now
If a school admission, a lease end or an elderly parent sets your timeline, start here. All six are occupied, so you can walk through the real building, talk to residents and move in on a date you control.
1. Escon Primera, Airport Road: best for families with elderly parents
One feature sets Escon Primera apart for anyone caring for older parents: a medical centre inside the campus that runs day and night, with a doctor and an ambulance on site. For a family with a parent who has a heart condition or who has had a fall, that single line in the brochure can matter more than every other amenity put together.
The rest of the township backs it up. It covers 21 acres on the Airport Ring Road, with four-tier security, green spaces, a clubhouse and gym, and room for the children to play cricket, tennis and basketball. Homes run from 2 BHK to 3+1 BHK, 1,305 to 2,250 sq ft, and families have already moved in. It is registered with Punjab RERA under PBRERA-SAS79-PR0852 and PBRERA-SAS79-PR0529.
2. Affinity Greens, Airport Road: best for open space
More than 80 per cent of the six-acre site at Affinity Greens is landscaping and parks, the highest share of open ground among the finished societies here. For families with small children or a dog, that is the difference between a walk inside the gate and a drive to the nearest park.
It is also flexible on size. Homes run from a 1,250 sq ft 2 BHK to a 2,265 sq ft 4 BHK, across nine towers of fourteen floors, with 320 homes in all, or about 53 per acre. Most homes are open on two sides. Registered with Punjab RERA as PBRERA-SAS79-PR0377. Because it is fully occupied, you can ask residents how the maintenance holds up.
3. Motia Blue Ridge: best value for a growing family
If you need a third or fourth bedroom but not a 2,000 sq ft price tag, Motia Blue Ridge is where to look. Its 3 and 4 BHK homes run from 1,611 to 1,721 sq ft, compact for the number of rooms, which keeps them within reach of budgets that would otherwise stop at a large 2 BHK.
Motia Developers left 41 per cent of the 6.4-acre site open, with a children’s area, a pool, a jogging track and a clubhouse. The trade-off is density: 480 homes across twelve towers comes to about 75 per acre, the highest of the societies we could measure, so the shared spaces will be busier. Registered with Punjab RERA as PBRERA-SAS80-PR0333.
4. The Zirk, High Ground Road: best for working parents
When both parents work, the society that saves you a trip out is worth a lot. The Zirk has a restaurant and coffee house and a row of shops inside the gate, so the forgotten milk or a quick dinner does not mean getting back in the car. The flats come with smart home automation, and there are EV charging points in the parking.
For the children there is a play zone, a basketball court and a central green across the four-acre campus. Homes are 3 BHK and 3+1 BHK, 1,750 to 2,290 sq ft, and High Ground Road links to the Patiala highway within minutes. We do not have a RERA number on file, so request it before you pay anything.
5. The Suman Marvelous, VIP Road: best for light and privacy
Every one of the 196 homes at The Suman Marvelous is a corner unit. In practice that means light and air from more than one side, and no neighbour’s front door facing yours across a corridor, which matters more to some families than any amenity.
There is a children’s play area, an amphitheatre, a yoga lawn, a sitting zone set aside for elders, a clubhouse with a pool, and a shuttle service for residents. All homes are 3 BHK, from 1,745 to 1,895 sq ft, with two lifts in each block. Airport Road is about three minutes away. We do not yet hold a RERA number for it.
6. Exotic Magnifiq, Dhakoli: best for large families
There are no small homes at Exotic Magnifiq. The standard home is a 4 BHK of 2,225 sq ft and the penthouses are 5 BHK double units of 4,450 sq ft, which makes it one of the few finished options for a family that genuinely needs five bedrooms.
It is also the least crowded society we could measure: 99 homes on two acres, or about 50 per acre. There is a children’s play area, a pool, a mini theatre and a 24×7 ambulance, plus a water softener plant for the whole society. Dhakoli is the quickest side of Zirakpur for anyone commuting toward Panchkula.
Societies in Zirakpur worth waiting for
These five are still being built. If your family can wait for possession, you usually get a better price per square foot, a newer building and first choice of floor and facing. The trade-off is that the handover date is a promise rather than a fact, so for each one, get the committed date in writing and tie your payments to construction milestones.
7. The Vibe, Nagla Road: best value for an active family
The Vibe is planned as a ten-acre township built around a large park, and every home faces east onto it. That layout is the reason families like it. The children play within sight of the flat, and morning light comes into the living room rather than off the next tower. In our experience it is also one of the better-value 3 BHK options on this side of Zirakpur.
The amenity list is unusually generous for the price. There is an air-conditioned indoor basketball court, cricket and soccer simulators, a boxing rink, pickle and paddle courts, an outdoor theatre and an indoor play area for small children, with shops on the campus. Homes are 3 BHK Premium at 1,650 sq ft and 3 BHK Luxury at 1,705 sq ft. With 648 homes it works out to about 65 per acre, so the park carries a lot of the load. Manav Mangal Smart World, a CBSE school, is in the same Nagla area, but time the school run before you rely on it. We do not yet hold a RERA number, so ask for it.
8. Atlantis Grand, Highland Marg: best for a quieter, greener setting
Highland Marg is one of the greener corridors in Zirakpur, away from the busier highway stretches, and Atlantis Grand leans into that. Krishna Builders have kept it to 3 BHK homes on a two-acre site, and every home is open on both sides, which keeps the flats bright and well ventilated through summer.
Families get a swimming pool, a gym, tennis and squash courts, a jogging track, a children’s play area and a meditation area, along with piped gas and the society’s own sewage treatment plant. The three layouts run from 1,915 to 2,066 sq ft, built with Mivan construction. It is registered with Punjab RERA as PBRERA-SAS79-PR0976. The developer has quoted more than one possession date, so get the current committed date in writing before you book.
9. Golden Era Homes, Nagla Road: best for economical pricing and a choice of building
Most projects make you take the building they give you. Golden Era Homes mixes low-rise and high-rise in one community, so you can choose. The S+4 blocks suit families who dislike lifts or have older parents, while the S+14 tower suits anyone who wants a view. In our experience it is also one of the more economical 3 BHK options we track.
Goyal Infra had it designed by architect Tripat Girdhar. All homes are 3 BHK, at 1,750, 2,025 and 2,050 sq ft, and the campus has a swimming pool, indoor and open gyms, a cricket pitch, a tennis court, a family theatre, a party hall and a separate indoor area for small children. The Chandigarh border is around seven minutes away, and it shares the Nagla area with Manav Mangal Smart World. Registered with Punjab RERA as PBRERA-SAS79-PR0996.
10. Affinity Belgravia, Aerocity NH-7: best for very spacious 4+1 homes
If your family has outgrown three bedrooms, Affinity Belgravia is built for you. Its 4 BHK with a servant room, the 4+1 layout, measures 3,380 sq ft, which is very spacious by any Zirakpur standard. There are also 3 BHK homes from 2,150 sq ft, 5 BHK homes and penthouses with private sky decks.
The site covers eight green acres facing Aerocity across NH-7, built with Mivan construction and IGBC rated. The master club has a restaurant, a banquet hall, a mini cineplex, a library, a salon and spa, and guest suites for visiting family. Outdoors there is a pool, a football zone, badminton and basketball courts, and separate cycling and jogging tracks a kilometre long each. Registered with Punjab RERA as PBRERA-SAS79-PR0844.
11. Vamana Arvindam, Patiala Highway: best for highway commuters
Vamana Arvindam sits directly on the Patiala highway, with a 315 ft frontage across 7.77 acres. For a family whose commute runs along that road, that means no crawl through a colony to reach the main road. Vamana Group has built twin entrances rather than a single gate, which matters when a few hundred cars leave at the same hour.
Homes are large and dual orientation, with windows on more than one side. The 3 BHK runs 2,240 to 2,325 sq ft, the 3+1 BHK 2,650 to 2,690 sq ft, and the 4+1 BHK 3,600 to 3,785 sq ft. The community is gated and walled with CCTV, and has a green park, a badminton court, open and indoor gyms, and a bus shelter at the gate. We do not yet hold a RERA number, so ask for it before you pay.

Should your family wait for an under-construction society?
It depends on how fixed your date is. If a school term, a lease end or a parent’s health sets the timing, a finished society removes the risk entirely. If you have two or three years in hand, an under-construction home usually costs less per square foot, lets you pay in stages and gives you a newer building.

What to check before choosing between societies in Zirakpur
A shortlist is only as good as the visit that follows it. Here is what we tell families to look at, beyond the show flat.
- Time the school run. Drive it at 7.30 in the morning on a weekday, not at noon on a Sunday.
- Watch the play area at six in the evening. You will see how many children use it and whether anyone keeps an eye on them.
- Count the lifts per tower. Two lifts for fourteen floors behaves very differently from one.
- Ask about water in June. Residents answer that one honestly. Sales offices rarely volunteer it.
- Get the RERA number and look it up yourself on the Punjab RERA portal. For a finished society, ask for the occupancy certificate as well.
- For an under-construction society, ask which floor the slab has reached and what the agreement says if the date slips.
