What 2 BHK flats in Zirakpur look like now

Sizes generally run from about 1,070 sq ft at the compact end to around 1,300 sq ft in newer buildings. Older societies tend to give you a slightly smaller carpet area for the same super area, because super-area loading has crept up over the years. Always ask for both numbers. A 1,200 sq ft flat with a 62 per cent carpet ratio and one with a 72 per cent ratio are not the same home, whatever the brochure rate says.

Who actually buys a 2 BHK here

Three groups, in our experience. Couples and small families buying a first home, who care most about the monthly outgo. Parents buying for a son or daughter working in Mohali or the IT park, where a smaller flat close to work beats a larger one further out. And investors, because a two-bedroom flat in a corridor near workplaces and the airport is the easiest thing to let and the easiest to sell on.

Rent, resale and the honest caveat

2 BHK flats usually have the widest tenant pool of any configuration, which is the main argument for buying one as an investment. What we will not do is publish a yield figure, because the honest answer depends on the society, the floor and the month you are asking. What we can do is tell you what comparable flats in a specific building are actually being let for right now, which is a more useful number than an average.

Should you stretch to a 3 BHK instead

Sometimes. If you expect the family to grow and you plan to stay seven years or more, the extra room often costs less than moving twice. If flexibility, a smaller loan or rentability matter more, well-located 2 BHK flats are the better buy. Before you pay anything

Get the RERA registration number and check it yourself on the Punjab RERA portal rather than accepting a screenshot. Ask for an all-in cost sheet covering parking, club membership, power backup, the maintenance deposit, stamp duty and registration, since on a smaller flat those extras make up a larger share of the total. And go and see the society twice, once on a weekday morning and once at the weekend.
