The list the developer commits to includes four split air conditioners, three designer beds, a kitchen with hob, oven, microwave and chimney, a washing machine, a water purifier, a sofa set, a dining table and a digital safety locker. Ask us for that list in writing before you book, because this is the whole reason to buy here.
Who it suits
Two kinds of buyers, in our experience. Families relocating to the Tricity who do not want to run an interiors project from another city, and investors who want a flat that can be let out the week it is handed over. There is a resort-style pool, a clubhouse, a gym, a mini theatre and an indoor games zone. Sizes, the RERA number and price are shared on request.
What to check before you book Hermitage Royale
Ask for the RERA registration before anything else. We have none recorded for this project, and without it there is no filed completion date to hold anyone to. Work is in progress, so the questions that matter are about time. Ask for the present construction stage, the committed possession date in writing, and the penalty clause if it moves. Parking here is listed as basement and stilt, so confirm whether a second slot is available and what it costs.
Compare the fully furnished apartments on carpet area, not on the headline rate. And ask for every line of the cost: parking slots, club membership, power backup, the maintenance deposit, stamp duty and registration, plus GST if the project attracts it.
Amenities sell projects and then quietly arrive late. Here the list includes resort-style swimming pool, clubhouse and gymnasium, so ask when each was handed over, or when it will be. Ask Hermitage Group for the addresses of their completed projects nearby and visit one. How a five-year-old building has been maintained is the best guide you have to this one.
